8AM Inquisitions was built on a simple premise: the right piece of real estate, held with patience and managed with precision, compounds in ways that most assets cannot match.
We are opportunistic by design. We do not limit ourselves to a single asset class or a single exit strategy. Land, residential, commercial -- we evaluate each deal on its own merits, its location fundamentals, and its alignment with where Nevada and the broader Southwest are heading.

Single-family, multi-family, and small residential portfolios. We target properties with income potential, value-add opportunity, or acquisition basis that creates a margin of safety from day one.
Office, retail, warehouse, and mixed-use properties in Las Vegas and the broader Nevada market. We favor stable tenancy, essential-use assets, and locations with long-term demand fundamentals.

We source opportunities through direct outreach, broker relationships, and off-market channels. Most of our best deals are never publicly listed.

Every deal gets a full underwriting -- basis, comps, income potential, zoning, encumbrances, and exit scenarios. We do not move forward without a clear investment thesis.

Inspect
We leverage our affiliated field inspection capabilities to conduct thorough property due diligence before any capital is committed. We know what we are buying.

Acquire
We close cleanly, on time, and without surprises. Sellers and partners know what to expect from the first conversation through the closing table.

Hold and Manage
We own what we buy and manage it actively. Properties are monitored, maintained, and optimized throughout the hold period.
