Field Inspector Career

How to Become a Field Inspector in Las Vegas -- Everything You Need to Get Started

Field property inspection is one of the most accessible income streams for people in Las Vegas who want to work independently, set their own hours, and get paid for local knowledge. You do not need a license for most types of inspection work. You need a reliable vehicle, a smartphone with a good camera, attention to detail, and the discipline to document everything correctly.

This guide covers exactly how to get started as a field inspector in Las Vegas -- what the work involves, what it pays, what equipment you need, and how to find your first clients.

What Field Inspectors Actually Do

A field property inspector visits properties on behalf of clients who cannot be physically present -- mortgage servicers, insurance carriers, real estate investors, and property managers who need eyes on the ground. You document what you observe, photograph it, and submit a report. The client never needs to visit the property themselves.

Most inspection work is exterior only. You walk around the property, photograph all four sides, document the condition and occupancy status, complete a standardized form, and submit everything the same day or within the required turnaround window. No tools required. No repairs. No interaction with occupants beyond a knock on the door for contact inspections.

Types of Inspection Work Available in Las Vegas

No-Contact InspectionExterior only. Document condition and occupancy indicators. No door knock required. Most common order type.
Contact InspectionKnock on the door and attempt to speak with occupant. Document contact outcome. Pays more than no-contact.
Exterior Walk-AroundFull perimeter documentation. All four sides, roof visible, pool, mechanical, all conditions noted.
Zombie / Vacant Assessment10-point structured evaluation for abandoned properties. Documents hazards, legal notices, and overall risk.
Annual Mortgage InspectionRoutine exterior check ordered by mortgage servicers. High volume, consistent format, steady income source.
Rental Condition ReportInterior and exterior documentation for landlords. Pays well per order. Requires interior access.

What Field Inspection Pays in Las Vegas

Pay rates vary significantly depending on whether you work as a direct vendor or as a subcontractor under a national field services company.

Inspection TypeSubcontractor RateDirect Vendor Rate
No-Contact Inspection$25-45$95
Contact Inspection$40-65$150
Exterior Walk-Around$35-55$125
Vacant / Zombie Assessment$45-65$125
Rental Condition Report$60-90$175-250
Annual Mortgage Inspection$20-35Varies by client

The difference between subcontractor and direct vendor rates is the national company markup. As you build your own client relationships, you capture that margin directly. Most inspectors start as subcontractors and transition to direct vendor status as they develop the documentation quality and reliability that clients require.

The Five Rules That Protect Your Career

1
GPS on before you leave the vehicle

Every photo you take must be GPS-confirmed to the property address. Check your phone settings before your first assignment and leave GPS on all day. A photo without GPS confirmation is worthless and can get an entire report rejected.

2
Address photo first, always

Your first photo on every property must clearly show the address -- mailbox, door numbers, or street sign. This is the single most important photo in any inspection package. If you cannot prove you were at the right address, the report is invalid.

3
Never enter without authorization

Your scope is exactly what your client authorized. Exterior only means exterior only. Never enter a vacant property without written access instructions. If access is not in your order, do not go in.

4
Document hazards immediately

When you see a hazard -- unsecured pool, exposed wiring, structural damage, unauthorized occupancy -- photograph it first before continuing your inspection. Document the exact location on your form. Hazard documentation is the most legally sensitive part of the report.

5
Same-day submission

Submit your report and photos the same day the inspection is completed. Never hold overnight. Clients rely on fast turnaround and late submissions directly affect your standing as a contractor.

How to Find Your First Inspection Clients in Las Vegas

Join an Existing Network First

The fastest path to your first paid inspections is joining an established inspection network that already has client relationships. You will earn subcontractor rates, but you will get consistent work, learn the documentation standards, and build a track record without having to source your own clients from day one.

8AM Inspections, the field inspection division of 8AM Inquisitions LLC, is actively building its contractor network in Las Vegas. Apply here to join our network and receive your contractor welcome package including field forms, standards guide, and your first assignments.

Build Direct Client Relationships

Once you have 30-60 days of documented work and a portfolio of completed inspections, you can begin approaching clients directly. Property management companies, smaller lenders, and local real estate investors often prefer working with a known local inspector over routing everything through a national company. Your track record of completed work is your most important sales tool.
