Field Tips
Confirm your GPS is locked before taking any photo. Geotagged photos are the difference between a accepted report and a rejected one. Check your phone settings before every inspection day.
Your first photo should always be the property address -- house number, street sign, or mailbox clearly visible. This one shot protects you if there is ever a dispute about which property was inspected.
Log your exact arrival and departure time for every property. This matters for billing, dispute resolution, and meeting rush deadlines. Your phone timestamp works -- but a written log is better.
If you spot a safety hazard -- unsecured pool, exposed wiring, structural damage -- document it in photos immediately before continuing the inspection. Hazard photos should never be at the end of your roll.
You can always delete extras. You cannot go back to a property and reshoot. For anything that looks unusual, take photos from multiple angles and distances. Storage is free. Drive time is not.
Your scope is always what your client authorized. Exterior only means exterior only. Do not enter a vacant property without written authorization and clear access instructions. Protect yourself legally every time.
