Your photos are your report. The right equipment makes documentation faster, more accurate, and more defensible.
A 360 camera captures an entire room or exterior elevation in one shot. Clients get a complete view with no missed angles. Especially valuable for proxy inspections where your client cannot be present. Insta360 and Ricoh Theta are the most field-trusted brands.
Attics, crawlspaces, dark garages, boarded windows, and utility areas all require serious light. A phone flashlight is not enough. Get at least 1000 lumens with a magnetic base or headband option for hands-free use.
Measurement and Assessment

These tools help you identify conditions that are not visible to the naked eye and document measurements that support your report.
Water intrusion is the most common and most damaging condition found in vacant and rental properties. A moisture meter detects hidden moisture in walls, ceilings, and floors before it becomes visible mold. Pin-type meters start around $20. For serious work, get a combo pin/pinless model.
Measure rooms, exterior dimensions, and distances in seconds. Required for any inspection that involves square footage verification or structural assessment. The Bosch GLM series is the field standard. Accurate to within 1/16 inch.
A thermal camera attachment for your phone reveals heat signatures behind walls -- identifying electrical hot spots, moisture intrusion, insulation gaps, and HVAC leaks that are invisible to the eye. The FLIR One and Seek Compact both plug into your phone. A serious upgrade for insurance and loss control work.
Plug this into any outlet and it tells you instantly whether the wiring is correct, reversed, or ungrounded. Costs under $15 and takes 2 seconds per outlet. Essential for rental and REO inspections where electrical safety is a documentation requirement. Get one with GFCI test capability.
Useful for noting visible floor or wall slopes that may indicate foundation settlement or structural movement. Your phone has a built-in level app -- but a physical pocket level gives you a reading you can photograph as part of the report.
Safety and Field Gear
Protect Yourself in the Field.
Field inspectors encounter hazardous conditions. These items protect you and allow you to do the job without putting yourself at risk.
You are walking on concrete, gravel, uneven ground, and potentially contaminated surfaces. Closed-toe shoes are required for all professional field inspections. Steel toe is not necessary but slip-resistant soles are. Comfort matters too -- you may walk 5+ miles on a busy inspection day.
When inspecting vacant or distressed properties, you may encounter unknown substances, contaminated surfaces, or biohazard risk. Nitrile gloves are cheap, durable, and protect you without compromising your grip or photo-taking ability. Keep a box in your vehicle at all times.
Entering a property with suspected mold, heavy dust, or unknown air quality without respiratory protection is not acceptable. N95 masks are required for any interior inspection of a long-vacant property. Keep a few sealed in your vehicle bag.
You depend on your phone for photos, GPS, checklists, and client communication. Running out of battery mid-inspection is not an option. A 20,000mAh power bank gives you 3-4 full phone charges. Keep it charged in your vehicle bag every night.
A dedicated field bag or multi-pocket vest keeps all your tools organized and accessible. You should be able to walk onto any property with every tool you need already on your body or in your bag -- no trips back to the car.
Las Vegas field inspectors spend significant time outside in extreme heat. SPF 50+ sunscreen, a wide-brim hat, and UV-blocking sunglasses are not optional from May through September when temperatures exceed 110F regularly. Your health matters as much as your report.
Vehicle and Mobility
Your Vehicle Is Your Office.
A well-equipped vehicle keeps you efficient between properties and prepared for anything the field throws at you.
A dash cam protects you from false claims and documents your arrival at each property. Some inspectors use dash cam footage to prove they visited a specific address when a client disputes it. A front-facing 1080p camera with GPS logging is ideal for field inspection work.
Keep printed checklists, blank note sheets, client forms, and completed reports organized by date and property. A simple accordion-style file organizer in your back seat keeps paperwork from becoming a liability. Label it. Use it. Trust the system.
In Las Vegas summer, hydration is not optional -- it is survival. A 64oz insulated jug keeps water cold for 12+ hours in a hot car. Drink before you are thirsty. Plan water stops on long inspection days. This is your most important piece of Las Vegas field gear from May to October.
